Successful Indiana Absolute Auction Demonstrates the Power of Competition

Tippecanoe County Absolute Auction Produces a $185,000 Sale

Successful Absolute Auction in Battle Ground, Indiana

Geswein Farm & Land successfully sold 3.5+/- acres with two 32′ x 96′ buildings in Tippecanoe County through a timed online absolute auction. The property opened at $65,000 and closed at $185,000—an increase of $120,000, or 184.6% above the opening bid.

Strong Buyer Engagement and Competitive Bidding

The auction generated 25 bids from six active bidders. Online exposure in the online auction software included:

  • 1,100 auction landing-page views
  • 256 auction views
  • 147 lot views

During the 53-day marketing period, the real estate appeared in 13,372 search results and received 256 detailed property views. Together, these results demonstrate how targeted marketing, accessible online bidding, and a firm deadline can turn buyer interest into measurable competition.

Why Absolute Auctions Create Urgency

An absolute auction means the property sells to the highest bidder without a minimum or reserve price. That commitment removes uncertainty for buyers: they know the property will sell. Industry research notes that a guaranteed sale can heighten buyer excitement and participation, while the National Auction Association defines an absolute auction as a sale to the highest bidder without a reserve.

Auction research also supports the importance of competition. Bulow and Klemperer found that attracting an additional bidder can be more valuable to a seller than relying on a more complex negotiated process. Milgrom and Weber found that ascending auctions can generate higher expected prices under certain market conditions.

According to Johnny Klemme, a CAI Designation Auctioneer who ran the sale, “Absolute auctions are an incredible way to sell real estate, farmland, and other assets. While there is no reserve in place, with our unique strategic marketing and advertising plan, our clients experience results that often exceed their expectations.”

Auctions do not guarantee a premium in every situation, but they provide a transparent process for discovering what prepared buyers are willing to pay.

Absolute Auction Questions from Sellers and Buyers

Does an absolute auction guarantee the property will sell?
Yes. Once properly offered absolute, the property sells to the highest bidder regardless of the final price.

Does a low opening bid limit the final sale price?
No. The opening bid starts the competition; it does not establish the property’s value. In this sale, bidding finished 184.6% above the opening bid.

Why would a seller accept the risk of no reserve? The certainty of sale can attract attention, increase participation, and create urgency. Absolute auctions work best when supported by market analysis, extensive marketing, and realistic seller expectations.

What should buyers do before bidding?
Buyers should review the auction terms, inspect the property, complete their due diligence, and arrange financing before bidding.

Will bidder identities be included in the public auction results?
No. Geswein Farm & Land can report bidding activity, participation, and final results without publicly identifying individual bidders.
