Overall, the average price of farmland was $7,588/acre and the price per productivity index point was $91.62 in 2024 based on the sales data. It is important to note that in 2024 there have been farmland sales as high as $10,638 per acre.

By The Numbers

According to Land.com, nearly 3,000 acres of land were recently listed for sale in Vigo County, making it one of the more active counties in Indiana’s land market. In fact, Vigo ranks 13th in the state for the total amount of land currently up for sale. Most of that activity is centered around Terre Haute, which had the largest share of listings. Vigo County covers about 410 square miles, making it the 37th largest county in Indiana, and it’s located in the west-central part of the state.

 

 

The most recent USDA farmland census reveals that Vigo County, Indiana is home to 464 farms managing about 105,310 acres of farmland, with the average farm covering around 227 acres. Farms led by women consist of 244 operations managing 56,089 acres, showing a significant presence on county acreage. Farmland is used predominately for cropland–about83%–within 12% in woodland, and pasture or other uses making up the rest. Crop production accounts for the majority of farm income in Vigo County, while livestock provides a smaller share. Producers are making environmental gains: around 16% of farms use no-till, 25% reduced tillage, 29% intensive till, and 9% plant cover crops, reflecting a commitment to soil health and sustainable practices.

Location and Geography: Vigo County is located in western Indiana, right along the border with Illinois. It features a mix of gently rolling farmland, woodlands, and river valleys, with the Wabash River forming its western boundary and providing rich soils ideal for agriculture.

 

Major Crops:

 

  1. Corn: one of the leading crops in Vigo County, thriving in the area’s fertile soils and supporting both grain markets and local livestock feed needs.
  2. Soybeans: widely grown and often rotated with corn to maintain soil health and maximize yields.
  3. Wheat: another important crop, particularly soft red winter wheat, which fits well into the county’s crop rotation systems.
  4. Hay: commonly produced to support the county’s livestock operations, especially in more pasture-heavy areas.

 

Agriculture remains an important part of Vigo County’s landscape, with about 464 farms overseeing nearly 105,310 acres, averaging 227 acres per operation. About 83% of that land is cropland, with the remainder in woodland, pasture, or other farm uses. Crop production drives farm income, although smaller livestock and poultry operations contribute as well. When it comes to the land market, Vigo County is fairly active–nearly 3,000 acres are currently listed for sale, making it one of Indiana’s top counties in terms of farmland availability. Terre Haute leads the listings, with most parcels representing productive tillable acreage or mixed-use farmland close to city amenities. Asking acreage size average around 60-70 acres per sale, and demand comes from both local farmers and investors seeking quality farmland with good access to regional markets.
