Overall, the average price of farmland was $12,438/acre and the price per productivity index point was $182.74 in 2024 based on the sales data. It is important to note that in 2024 there have been farmland sales as high as $15,880 per acre.

By The Numbers

According to Land.com, about 1,000 acres of land were listed for sale in Wells County. When it comes to the number of acres currently on the market, Wells ranks 62nd out of Indiana’s 92 counties. The majority of listings are in and around Bluffton, which features the most land for sale in the area. Located in the eastern part of the state, Wells County spans about 370 square miles, making it the 66th largest county in Indiana.

 

 

The most recent USDA farmland census reveals that Wells County, Indiana, has 527 farms operating across approximately 201,538 acres of farmland, giving an average farm size of about 382 acres. Nearly all of that land–around–96% is used as cropland, with the rest split among woodland and other uses. Farmers are embracing a mix of tillage methods: about a quarter use no-till, another 25% use reduced tillage, and 36% use intensive tillage, while around 7% include cover crops in their fields.
