Where are Land Values Headed?
In the wake of COVID-19, strong land prices from 2021 have continued into 2022. Heightened overall demand for land continues to grow, inventory continues to remain stable and, in some areas, inventory has shrunk. When inflation began and the war in Ukraine escalated, a surge of buyers entered the land market once again – increasing competition for both cropland and recreational land alike.
Across most of Indiana, land values are up significantly. The August 2022 Purdue University School of Agricultural Economics Report (PAER) suggests that Indiana farmland prices rose at a new record pace from June of 2021 through June of 2022, in some cases exceeding previous high values. According to the report, Top Quality farmland increased by as much at 30.9% while the price appreciation rates surpassed the previous record growth rates observed set in 2011 by the same report. – (source PAER-2022-22)
Some areas of Indiana are experiencing tremendous boom cycles of development. Take Boone County, for example – from the growth of the Zionsville to Lebanon corridor, and other areas of urban development in the West Central and Central Region. We see some pressure and competition impacting land prices in other regions as farmland that surrounds urban areas transitions out of agricultural production to business, residential, or industrial uses.
The natural cycles of inflation, grain commodity prices, and growing buyer interest from a wide range of demographics have continued to support strong land values as we enter the fall harvest season. Local family farms continue to remain competitive for the “right farm” given location, drainage, and productivity can support their operational goals.
Of course, commodity markets, mother nature, and global events out of our control, all affect the value of land. At the time of this publication, the majority of the supporting factors are in place to maintain land values for the foreseeable future. Interest rates are on the rise and may have already had an impact in your local area – how much these rate increases impact local land values across the Midwest remains to be seen.
Headlines continue to include environmental concerns about farmland in general. As regenerative agricultural practices continue to gain momentum, we see new buyer demographics increasingly interested in farmland as an investment class.
All said, some of our readers may recall that some farms sold today have cash rent rates that would have nearly been enough to buy those same acres only a few decades ago.
