The property has road frontage off Osborne Rd, just 2 miles West of North Liberty, with gated access on the northern end, and a road running along West side of property also provides access to the back portion of the property.

Mineable aggregate material estimates consist of 9.5 million Tons of Sand and 2.5 Million tons of Stone. The finer aggregates were labeled as Spec 23 sand by INDOT that was validated by INDOT lab tests, as well as on-site lab samples while mining was previously taking place.
