This +/- 60-acre property is Located 15 miles SE of Laporte and 15 miles SW of South Bend Indiana. The property has road frontage off Osborne Rd, just 2 miles West of North Liberty, with gated access on the northern end, and a road running along West side of property also provides access to the back portion of the property.

Mineable aggregate material estimates consist of 9.5 million Tons of Sand and 2.5 Million tons of Stone. The finer aggregates were labeled as Spec 23 sand by INDOT that was validated by INDOT lab tests, as well as on-site lab samples while mining was previously taking place. Utility infrastructure is present on property, as well as a truck scale. No mining equipment is currently on site, leaving a blank slate for the mining operation.

Material must be transported by State Road 4 through a previously established contracted easement on Southwest corner of property through adjacent landowner. A new contract will need to be established before buyer has access to easement. Osborne Road has weight limits, prohibiting fully loaded trailers from traveling on this stretch of road.

Adjacent easement runs from Southwest Corner of the property due south merging onto State Road 4, providing easy access to SR 23 if you travel 2 miles East, or drive 9 more miles east to access SR 31.
